Recommended Action
I move that Council approve and accept the dedication/transfer of land to Los Alamos County within the Boundary Survey and Lot Line Adjustment for Grand Mesa Partners 400 Trinity Drive Hilltop Owners, LLC, a subdivision of Consolidated Tract S, Eastern Area No. 2.

Body
A small area of land is proposed for dedication/transfer to Los Alamos County by the landowner and is being presented to Council for formal approval and acceptance. The landowner has received site plan approval for the Guesthouse Development, and this action will complete a condition of approval that included the subject land dedication to Los Alamos County.

The subject property is located at 400 Trinity Drive (UPC 1-034-112-308-327), Section 15, T.19N., R.6E., NMPM, within Consolidated Tract S, Eastern Area No. 2 (plat filed October 2, 1979, Book 3, Page 86, Doc. No. 49288). The tract is approximately 1.842 acres of vacant land, bounded by Central Avenue (50' R/W) on the north, Trinity Drive (80' R/W) on the south, and the Mari-Mac Village Subdivision on the west.

The plat relocates a portion of the northern lot boundary, creating a narrow triangular strip along the Central Avenue frontage that is identified on the plat as "Portion to be Dedicated/Transferred to Los Alamos County". This lot line adjustment will slightly expand the public right-of-way along Central Avenue for an approximate 125 ft. curvilinear distance and just over 3 ft. in width at its widest area.
