Recommended Action
I introduce, without prejudice, Incorporated County of Los Alamos Ordinance No. 746; An Ordinance Authorizing the Sale of Certain County-Owned Real Property Located in The Incorporated County of Los Alamos Generally Described As Lot A-8-A, Also Known As 125 DP Road, to Servitas LLC, and ask staff to assure that it is published as provided in the County Charter.

This agenda item is to introduce Ordinance No. 746 for the proposed Purchase, Sale and Development Agreement with Servitas for affordable and market rate housing on the A-8-A parcel (Attachment A) is dedicated to the effective redevelopment of County-owned land. This is a crucial step in providing mixed-income housing with both deed restricted affordable units as well as market rate units. This development will increase housing supply to address needed demand. It's proximity to downtown will support local businesses, downtown revitalization, and boost the economic vitality of the community. County staff's role is to facilitate site development by identifying and partnering with experienced, financially capable developers, ensuring timely project progress, and overseeing alignment with our Comprehensive Plan, Affordable Housing Plan, and County Council Strategic Leadership Plan priorities. Staff will provide a presentation covering various aspects of the project (Attachment B).
This development proposal includes a total of 380 units:
- 120 deed-restricted units for households earning between 60% and 100% AMI, with an average of 80% AMI (1-, 2-, and 3-bedroom units).
- 260 market-rate units (1-, 2-, and 3-bedroom units).
