Recommended Motion
I move that Council approve Amendment No. 2 to Services Agreement No. AGR 22-917 with TRANE US, Inc. in an amount not to exceed $815,693.08 plus applicable Gross Receipts Tax for HVAC Control System Services and Monitoring.

Body
On December 15, 2021, the County entered into Agreement No. AGR22-917 with Trane US, Inc. in the amount of $748,926 for Heating, Ventilation and Air Conditioning (HVAC) Building Automation Controls System services and monitoring. On December 31, 2023, Amendment No. 1, increased this amount to $786,208.98 to add the Mesa Public Library for quarterly HVAC controls service and monitoring.
Amendment No. 2 provides additional services for implementation of AI algorithms called BrainBox to the Building Automation System (BAS) for the Municipal Building. Per the Amendment, services include regular reviews of AI algorithms, energy and emissions savings, comfort and reliability performance, and ability for manual overrides and adjustment to the system as needed. The Contractor shall also provide a Facility Condition Assessment to implement autonomous control schedules closely aligned with building use and operation, assess the operation and functionality of the BAS to ensure efficient operation of the HVAC system, and identify and propose the repair of malfunctioning BAS devices if required.
BrainBox AI Algorithms would be onboard and baselined in the first month. A facility condition assessment would occur in the second month, along with the activation of BrainBox AI Algorithms control.
